Perspectivas del sector hotelero en 2015

El PIB turístico ha cerrado 2014 con un crecimiento del 2,9% respecto del año anterior. Además en 2014 la inversión hotelera supera los 1.000 millones, el tercer mejor dato en 20 años.

Inversores activos en 2014

En el 2014 se han sumando nuevos inversores en el sector hotelero, como fondos de inversión especializados en el sector hotelero e inmobiliario, Socimis y nuevos inversores extranjeros.

 Inversores asiáticos  como el grupo chino Jiangsu GPRO, el fondo inversor Platinum Estates (basado en Hong Kong) o Frasers Hospitality de Singapur realizaron sus primeras operaciones en España. Además los fondos soberanos de Oriente Medio volvieron a invertir en España  adquiriendo los hoteles Renaissance de Barcelona e Intercontinental de Madrid.

  Los grupos hoteleros nacionales, han concentrado una gran parte del volumen de compra, concretamente 244 millones en un total de 13 transacciones.

 

¿En qué se está invirtiendo?

 The segmento vacacional lidera la inversión durante el 2014 tanto en número de operaciones como en volumen. Los activos de categoría superior (5 estrellas y 5 estrellas gran lujo) perdieron importancia en 2014, concentrando el 34% del valor frente al 60% del año 2013. Los segmentos tres y cuatro estrellas incrementaron su peso relativo hasta el 62,3% del volumen total de inversión.

Desinversiones en 2015

La entrada de   nuevos potenciales compradores al mercado como nuevas socimis, inversores internacionales, family office nacionales, y cadenas hoteleras saneadas será cogida como una gran oportunidad para los propietarios hoteleros que quieren llevar a cabo desinversiones que no han podido realizar en los tiempos de crisis.

Cierre de operaciones de inversión en portfolios hoteleros

Es probable que se cierren operaciones cuyo estado de negociación era avanzado a finales del año pasado pero que no han llegado a formalizarse, como es el caso de la venta de un conjunto de entre seis y ocho hoteles vacacionales de Meliá Hotels International a Starwood Capital. También parece avanzar el proceso de venta una significativa cartera de 16 hoteles vacacionales (6.000 habitaciones aproximadamente) de Barceló Hotels & Resorts.
